Understand which investor profiles are most active in your deal areas — and use that intelligence to present deals more effectively.
What are demand insights?
Pro+Demand insights is a Sourcer Pro+ feature that shows you the level and type of investor demand in the postcode areas where you source deals.
It answers questions like:
- How many investors are actively analysing deals in this postcode district?
- What strategies are they most interested in — BTL, HMO, limited company?
- What yield and cashflow expectations do they have?
- What is the typical budget range of investors looking here?
Where to find demand insights
Demand signals appear in two places:
Per-deal investor demand tab
On each deal's detail page, the Investor demand tab shows demand signals for the deal's postcode district — how active investors are in that area and what angle to use when presenting the deal.
Sourcer dashboard
The dashboard summary shows aggregate demand across all your active source areas, giving you a portfolio-level view of where investor interest is highest.
Reading the demand signals
Demand score (0–100)
A composite score indicating how actively investors are analysing deals in this postcode district. Higher = more investor activity = easier to place deals.

| 21–40 | Below average — some interest but not a hotspot |
| 41–60 | Moderate demand — reasonable investor base |
| 61–80 | High demand — strong investor interest |
| 81–100 | Very high demand — competitive area with active buyers |
Confidence score (0–100)
How much data underpins the demand score. Low confidence means fewer deal analyses have been recorded in that postcode district — treat the demand score as indicative rather than definitive.
Most active investor strategies
The strategies most commonly used by investors analysing deals in this area — e.g. BTL, HMO, limited company. Use this to tailor how you present the deal.
Typical investor angle
A suggested framing for presenting the deal based on what investors in this area value most — e.g. "Lead with cashflow — investors here prioritise monthly income over capital growth" or "HMO premium — room-by-room returns resonate here".
Area benchmarks
Average gross yield, average monthly rent, and average purchase price across all analysed deals in the postcode district. Use these to contextualise your deal's metrics in your investor pitch.
Using demand insights in your pitch
Practical ways to use demand data when presenting to investors:
- Compare to area average — if your deal yields 7.5% in an area where the average is 5.8%, lead with that outperformance.
- Match the dominant strategy — if HMO investors dominate the area, include room-by-room rent projections in the deal pack alongside standard BTL figures.
- Use the investor angle suggestion — the suggested angle is generated from what investors in that area have historically responded to. It is a starting point, not a script.
- High demand score = move quickly — in high-demand areas, investors are competitive. Communicate urgency if the deal is available to multiple parties.
Privacy and data ethics
Demand insights are derived entirely from anonymised, aggregated data. Yielda never exposes individual investor identities, specific deals analysed, or user email addresses to sourcers.
Investors contributing to demand data have opted in via their privacy settings. Any investor who opts out does not contribute signals but can still view benchmarks.
