Compare & portfolio

Deal comparison, portfolio tracking, and market benchmarks are Investor Pro+ features. You can upgrade at any time from Settings → Subscription or from the Investor pricing page.

Navigate to Compare in the top nav. This page shows all your saved deals side by side in a sortable table.

The comparison table includes:

• Deal name & address
• Purchase price — total acquisition cost including costs
• Gross yield — annual rent ÷ purchase price
• Net yield — after void, management, and maintenance
• Monthly cashflow — net monthly profit after mortgage
• Annual cashflow — monthly × 12
• Cash-on-cash ROI — annual cashflow ÷ cash invested
• Deal score — composite 0–100 rating

Click any column header to sort. Use this to quickly rank deals by the metric that matters most to you — e.g. sort by gross yield descending to find your best-yielding opportunities.

The Portfolio page aggregates all your saved deals into a portfolio-level view. It is designed for investors who are tracking multiple properties — actual or hypothetical.

Portfolio metrics shown:

• Total portfolio value — sum of all purchase prices
• Total cash invested — sum of all deposits + costs
• Total monthly rent — gross rent across all properties
• Total monthly cashflow — net cashflow across all properties
• Average gross yield — portfolio-weighted average
• Average cash-on-cash ROI — portfolio-weighted average
• Total SDLT paid — stamp duty across all acquisitions

On each saved deal's detail page, the Market benchmark tab shows how that deal compares to other properties analysed by Yielda users in the same postcode district.

Benchmark data includes:

• Average gross yield for the area
• Average monthly rent for the area
• Average monthly cashflow for the area
• Average purchase price for the area
• Demand score — how actively investors are looking in that area
• Confidence score — how much data underpins the benchmark
