Client CRM
Manage your investor client database, track interest and pipeline status per deal, and follow up effectively.
The client list
Navigate to Clients in the top nav. This is your workspace CRM — a list of all investors you have a relationship with or who have expressed interest in your deals.
Clients are created in two ways:
- Manually — you add them directly from Clients → Add client
- Automatically via lead capture — when an investor submits a lead form via a public teaser link, they are automatically added as a Lead
Adding a client manually
- 1
Go to Clients → Add client
Navigate to /clients/new. - 2
Enter contact details
Full name, email address, phone number. Email is the unique identifier — if a lead comes in later with the same email, it will be matched to this record. - 3
Set client status
Choose an initial status:- Lead — initial enquiry, not yet qualified
- Active — qualified investor, actively engaged
- Interested — has expressed interest in a specific deal
- Reserved — has reserved a deal
- Completed — has completed a purchase via you
- Inactive — no longer active / opted out
- 4
Add notes
Add any relevant notes — funding position, investment goals, contact history. These are private and only visible to your workspace team.
Client detail page
Click any client in the list to open their detail page. It shows:
Contact information
Name, email, phone, status, and notes.
Deal history
All deals this client has been linked to — either via a private share link you sent them, or via a lead capture form they submitted. Shows the deal name, their status on that deal, and the date of last activity.
Deal status per client
Each deal linked to a client has its own status independent of the main deal pipeline stage:
- Not sent
- Sent
- Viewed
- Interested
- Reserved
- Completed
- Rejected
Update this as you follow up with the client. It gives you a deal-specific view of each investor relationship.
Sending a deal to a client
- 1
Go to the deal
Open the deal in Deals list. - 2
Go to Share links → Create private link
Generate a private share link and select the client from the dropdown. This creates a link associated with that client's record. - 3
Copy and send
Copy the link and send it to the investor via your preferred channel (email, WhatsApp, etc.). - 4
Track engagement
When the investor opens the link, views the deal pack, or clicks Interested — these events are recorded and appear on the client's deal history.
Client funding position and preferences
When a client submits a lead form via a public teaser, the following information is captured and stored on their profile:
- Investment budget range (e.g. £100k–£150k)
- Funding position (cash buyer / mortgage ready / researching)
- Preferred strategy (BTL, HMO, etc.)
You can also manually set these fields on any client record from the client detail page. This data feeds into the investor demand insights feature.
Investor demand matching
The Investor demand tab on each deal shows which investor profiles in your CRM and across the Yielda platform are most active in the deal's postcode area — helping you prioritise which clients to reach out to first.
See Demand insights for the full guide.
