Saved deals
Manage your library of saved analyses — view, edit, duplicate, and delete deals, and run due diligence.
Viewing saved deals
Navigate to Saved deals in the top nav. The list shows all deals saved to your workspace, sorted by most recently updated.
Each row shows:
- Deal name — the label you gave the property
- Address — truncated for space
- Purchase price — total acquisition cost
- Monthly rent — gross rent PMA
- Monthly cashflow — estimated net monthly profit
- Gross yield — annual rent ÷ purchase price
Click any row or the Open link to go to the full deal detail page.
The deal detail page
The deal detail page (at /deals/[id]) is the main workspace for a saved deal. It contains several tabs:
Overview
Key metrics at a glance — yield, cashflow, ROI, SDLT, deal score, and stress test results. Use this to quickly assess whether a deal is worth pursuing.
Edit
Modify the deal inputs. All metrics recalculate automatically when you save. Access via the Edit deal button.
Due diligence
A checklist covering 16 categories: Title, Searches, Lease, Planning, EPC, Flood risk, Tenancy, Rent comparables, Sold comparables, Refurb, Mortgage, Insurance, Fire safety, Utilities, Council tax, and Legal pack.
Mark each item as Not started, In progress,Done, or Not applicable. A progress bar tracks completion.
Risk register
Log known risks with a severity (Low / Medium / High / Critical) and status (Open / Mitigated / Closed). The risk level badge on the overview updates as you close risks.
Notes
Free-text note fields for Agent, Solicitor, Mortgage, Refurb, and Valuation notes. Good for keeping all deal correspondence and decisions in one place.
Market benchmark
Area-level yield, rent, and cashflow benchmarks based on anonymised data from other Yielda users analysing deals in the same postcode area.
Deal pipeline status
Each saved deal has a pipeline status so you can track where it is in your decision process. Update it from the deal detail page.

| Researching | Initial assessment — you are gathering information |
| Analysing | Actively running numbers and due diligence |
| Due diligence | Committed to deeper checks before making an offer |
| Offer made | You have submitted an offer to the vendor |
| Under offer | Offer accepted — conveyancing in progress |
| Completed | Purchase completed — property acquired |
| Rejected | You decided not to proceed with this deal |
| Archived | Stored for reference but no longer active |
Duplicating a deal
Use Duplicate deal on the deal detail page to create a copy. This is useful for testing different assumptions on the same property — for example, comparing an interest-only mortgage vs repayment, or different deposit percentages.
Deleting a deal

Open the deal
Go to Saved deals and click the deal you want to remove. - 2
Click Delete
Use the Delete button on the deal detail page. You will be asked to confirm. - 3
Permanent deletion
Deletion is permanent and cannot be undone. All associated scenarios, due diligence records, and notes are removed.
Deal automation (AI assistant)
The Automation tab on the deal detail page lets you paste in listing text (e.g. from Rightmove or an auction catalogue) and have Yielda extract key property details automatically.

Paste listing text
Copy the full listing description from the property portal and paste it into the Listing text field. - 2
Review extracted details
Yielda extracts bedroom count, property type, EPC rating, key features, and suggested rent range. Review for accuracy. - 3
Add legal pack notes
Paste key points from the legal pack or auction pack into the Legal pack notes field for a plain-English summary.
